Understanding Key Elements of the Sales Contract

The Sales Contract has gotten extremely complicated. In the fifteen years that I've been licensed, the contract has gone from five pages to anywhere from 35 to 45 pages, with numerous legal provisions that have been added to address legal issues that have arisen over the years.

Most residential real estate agents use a contract that they get from their state or local board of REALTORS®. This can be helpful because we know basically what to expect from other agents when they are presenting offers. Agents must be careful, however. A contract received from another agent may not be identical to the contract they use, and if the agent makes that assumption without looking over the offer carefully, they may place an unintentional burden on their sellers.
